Erick is a pleasure to work with, he has an outstanding sense of the condo market in Lower Alabama. He uses the technology of the industry very well. I worked with someone else almost a year and kept hearing there was "nothing" to meet my criteria. Erick sent me 14 listings the first week. A condo may look pretty, but it needs a lot more to make it a good investment. Erick was extremely helpful in advising me to do things like "buy as much concrete as you can afford" And be sure the HOA has a decent reserve fund. I purchased a condo with Erick's help and have been really happy. We love being in the unit, when we are hear, and the rental income has been excellent. When my husband and I decided to investigate purchasing a condominium on Alabama's Gulf Coast in the spring of 2010, I googled “million dollar producer” for the area. First name on the list was Erick Haffner, so we sent him an email. Within 15 minutes, Erick called us, and he has truly turned out to be the consummate professional realtor. We were visiting the area for a long weekend, and within a couple of hours he had sent us a list of properties meeting our criteria to peruse. Erick is truly your own personal, walking, talking Google page! He could tell us about every building in Orange Beach/Gulf Shores – when and how it was constructed, how it weathered past storms, number of units , price ranges – you name it! We spent the next day viewing our top choices, and made an offer shortly afterward. Five days after a seamless closing, the oil spill happened in the Gulf. Though realtors endured some unimaginably tough months, Erick maintained his professionalism, and we spoke often about conditions in the area. The beaches are better now than they have ever been, and we have no doubt that normalcy is returning. We had the condo completely renovated, leaving only the original floors and walls. Amazingly, we were 100% pleased with the contractor (how rare is that??),who was a referral from Erick. This fall, we decided that we would test the waters and list the condo for sale – we are just too busy to enjoy it properly at this point in our lives, but didn't know what to expect in this market. Erick had remarked in our first conversations that November/December was the busiest selling period of the year, and recalling that comment motivated us to have him list our unit. We did so on Monday, November 22nd, and he called about a showing within 5 hours of our signing the listing agreement. On Friday, November 26th, Erick called to present an offer! After some negotiating, we accepted the offer later that same day and the deal closed on the following Wednesday, December 1st! Listed, purchased and closed in less than two weeks....and we even made money on our unintended “flip”! Having been both a buyer and a seller with Erick, we can honestly say that there was not one single problem or issue in either transaction, and we recommend him without reservation. Over the course of almost 30 years of marriage, after building/selling 3 houses and other properties, Mark and I agree that Erick is, without a doubt, absolutely the best realtor we have ever encountered. He treated each step of the process as though it were his own personal transaction, and his word is as good as gold. No worries about details slipping through the cracks...or my 50 year old memory! Last summer, my husband and I started thinking about selling our investment property on Perdido Key. Although it was a dream of ours to own a piece of the beach, circumstances were not favorable for us to keep it and we wanted very badly to get out of it. We had bought at the height of the real estate boom. We did not know anything about short sales but fate sent a brochure from Erick to our house. I called on a whim--and with desperation--and I am so completely satisfied that I did. Our condo is successfully sold under a short sale agreement and my family and I are thankfully going on with our lives without the extra burden of two mortgages we could not afford anymore. It was a very hard decision to even start the process, but Erick patiently talked to us both on speaker phone going over all the painstaking details that going through a short sale would involve. He answered all of our questions and gave us the straight facts on the best and worst case scenarios of the short sale process. Although he could not offer any promises, he did have faith that this was probably something we could accomplish together. Two months later after contemplating the options, we called Erick and said let’s try and sell it. Erick worked hard on the listing and showing of the condo and then we had an offer! He expertly handled the financial paperwork with the bank. The bank threw a curve ball saying we may have qualified for a government-approved short sale. Erick said we probably would not qualify but worked with us to give it a shot, anyway. He was right—we didn’t qualify—so we went ahead with the traditional short sale. He then worked the paperwork for the second mortgage. There was a counter-offer from the bank that the buyers accepted and the appraisal was approved for the purchase price. We were approved for the short sale by the bank (!) and everything was looking very good. Then, unbelievably, another curve ball came when the buyer was disapproved of his loan due to a complication with the by-laws and renting policies of the condo building. Sadly, the buyer was out! Erick gave us the news and I would have thought that after all his work, he would be done with us. It seemed a lost cause. But he said, “I am not giving up on this. One way or another, I will see this through for you!” We were going to have to get a cash buyer, and quick, before the short sale paperwork expired and we would have to start all over again. Through all of this, Erick remained whole-heartedly determined to see it through to the end. Through phone calls, e-mails, and his contacts, he was able to find a cash buyer and get this condo sold for us! We cannot thank him enough for his professionalism, knowledge, tenacity in dealing with the bank, and kindness to our family. Kate & Paul H.
